You can insist that first-fix electrical and smart home cabling happen in the right order, at the right time, coordinated directly with your own build programme - rather than working around a developer's standardised specification, which rarely accounts for bespoke smart home requirements. When to Start Planning Your Smart Home
The single biggest mistake self-builders make is leaving smart home planning too late. Ideally, a smart home specialist should be brought in at the design stage, before planning permission is even submitted, so that cabling requirements can inform architectural drawings rather than being squeezed in afterwards. From there, coordination with your architect and M&E (mechanical and electrical) consultants ensures that lighting circuits, heating zones, and structured cabling are considered alongside every other building system, not treated as an afterthought.
Integrating smart home cabling into your construction schedule - timed alongside first fix electrical work - is the single most effective way to avoid delays, extra costs, or compromises later in the build.
In practice, this means having an initial conversation with a smart home specialist as soon as you have preliminary floor plans, even before detailed drawings are finalised. At this stage, we can advise on rough cabling allowances per room, flag any structural considerations (such as running bus cable to an external gate or garden building), and give you a realistic budget range to work with as you finalise your overall build costs. Waiting until your electrician is already on site to have this conversation is the most common - and most costly - mistake we see among self-builders.

Essential Smart Home Systems for Self-Builds
Not every system needs to be specified from day one, but some genuinely must be. Lighting and heating control should be included as standard in any self-build - the cabling cost is minimal at first fix stage and the day-to-day benefit is immediate. Features like multi-room audio, security cameras, and additional access control are relatively easy to add later, since they typically use flexible cabling (speaker cable, Cat6) that can be extended or repurposed. The systems that absolutely must be planned from the start are those buried in the building fabric - underfloor heating control and structured bus cabling for a wired system like KNX or Loxone Tree, both of which are extremely disruptive and expensive to retrofit once floors and walls are finished.
A helpful way to prioritise, particularly if budget is tight during the build itself, is to think in three tiers: "must specify now" (underfloor heating actuators, bus cabling, Miniserver/controller location, and structured cabling to every room), "sensible to include now" (lighting and heating zoning throughout, core security sensors), and "can be added later" (additional speakers, extra cameras, blind motors, and voice control devices). This tiered approach lets you control first-fix costs without closing off any future options.
Cabling & Infrastructure
Getting your cabling specification right at first fix is the single most valuable thing you can do for your self-build's long-term smart home potential. We typically recommend the following as a baseline for every room:
- Cat6 structured cabling to every room for networking, access points, and IP devices
- Dedicated bus cable (KNX) or Loxone Tree/Link cable to lighting and heating actuator locations
- Speaker cable runs to any room where multi-room audio is even a possibility
- HDMI and additional Cat6 runs to the media room or home cinema location
- Two to three times more cabling points per room than you think you'll need - over-specifying now is far cheaper than adding cables later
It's also worth planning a proper central location for your Miniserver or controller cabinet - ideally a utility room, cupboard, or dedicated comms cupboard with good ventilation and easy access for future maintenance. Home runs (individual cable runs back to this central point, rather than daisy-chaining between rooms) give the greatest flexibility for future changes, and while they use more cable overall, the cost difference at first-fix stage is minor compared to the flexibility gained. Budgeting Smart Home into Your Self-Build
As a general guide, we recommend self-builders allow somewhere between 1.5% and 3% of total build cost for a comprehensive smart home system covering lighting, heating, security and core infrastructure - though this varies significantly with ambition and property size. If budget is tight during the build itself, it's entirely possible to phase spending: install the structured cabling and core Miniserver/controller infrastructure during first fix (the cheapest time to do so), then add rooms, devices, and additional services over the following months or years as funds allow. The long-term value of building smart from the start, rather than retrofitting later, comes down to that first-fix cabling - it's the one part of the system that becomes dramatically more expensive to add after the fact. A practical approach many of our self-build clients take is to include the full cabling infrastructure and core controller in the initial build budget, then commission a "starter" set of rooms - typically the kitchen, living room and master bedroom - at handover, with the remaining rooms fitted out over the following twelve to eighteen months. Because the cabling and central infrastructure are already in place, adding each additional room afterwards is straightforward and considerably cheaper than it would be without that early investment, making this a genuinely low-risk way to spread cost without compromising the eventual result.
